Listed on the Main Board of the Singapore Exchange on 12 April 2010, Cache Logistics Trust ("Cache" or the "Trust") is a Singapore-based real estate investment trust ("REIT") which principally invests in income-producing real estate used predominantly for logistics purposes in Asia-Pacific1, as well as real estate-related assets.
The Trust's present portfolio of properties comprises eight high quality logistics properties located in Singapore ("Initial Portfolio"), with the following key strengths:
- GFA of approximately 4.0 million sq ft;
- 96.1% of aggregate gross floor area ("GFA") comprises modern ramp-up warehouses;
- represents 26.1% market share of ramp-up warehouse in Singapore;
- properties are strategically located in established logistics clusters near Changi Airport,
PSA Terminals and Jurong Port; - an average age of the properties 3.9 years2;
- properties include CWT Commodity Hub, which is the largest warehouse space in Singapore, and CWT Cold Hub, which is the first and only ramp-up cold storage warehouse in Singapore;
- long term triple net leases with the Sponsor and its substantial shareholder, C&P Holdings Pte. Ltd ("C&P") with locked-in annual rent escalations; and
- weighted average lease expiry ("WALE") of 5.3 years2.
